Step 1: Determine your Needs and Wants. While you may need three bedrooms to accommodate your family, you may want an open floor plan. One may be negotiable and the other may not.
Step 2: Set your budget. Speak with a mortgage lender to determine what you qualify for and how much of a payment you are comfortable with. This will help determine how much square footage you can consider for your new home.
Step 3: Find a location. Once you know what areas you would like to live in, a realtor can help you find the perfect property whether it be an individual lot or part of a subdivision. Some locations have builders that they work with and can put a package together consisting of the land and the house. Others will sell the land and you will need to find your own builder.
Step 4: Meet with the builder. You probably already have an idea of what your ideal house will look like. Most builders will have multiple plans available for you to look at in different price ranges. Once you find one that appeals to you, you can generally make changes to suit your needs.
Step 5: Once you have settled on a location and a builder/plan, you can work with your realtor to submit an offer. If the offer is accepted, you will sign contracts and you are on your way to owning the home of your dreams.
